This newsletter analyzes the steady and reliable performance of the self-storage market. Self-storage has been very active as larger players and REITS are buying from smaller operators and consolidating the industry. Trailing 12 figures (illustrated in our newsletter) reflect very strong REIT performance, and the number of portfolio sales over the last year have continued to further consolidate the industry.
As the industry is maturing, it has attracted CMBS and institutional financing. Of the 100 self-storage facilities we have appraised in the last two years, over half of them were for life companies or CMBS financing, with Tier One and community banks financing the rest.
