Randall is a senior appraiser with an emphasis on land valuation. He has completed a variety of land appraisals that include numerous subdivisions, large raw land tracts, sand and gravel pits, orange groves, dairy farms (CAFO), RV park, RV storage facility, as well as apartment complexes, industrial/warehouses, bank branches, and replacement cost studies. Current clients include the FDIC along with its agents, First Service PGP and Allstate; bank clients include Wells Fargo, BB&T, USAmeriBank, Bay Cities Bank, RBC Bank, and a national REIT.
Forensic Appraisal Group, Oshkosh, WI (2009-2010)
At Forensic Appraisal Group Randall focused on highway condemnation/eminent domain, with some commercial appraisals and stigmatized property appraisal. In addition, he assisted the principal with gas line easements, electric transmission line easements, and complex residential valuations stigmatized by wind farms. He covered the entire State of Wisconsin from the firm’s base of operations located in Oshkosh, Wisconsin. Services included appraisal valuations, feasibility studies, expertwitness testimony and consultation. Clients were primarily individuals, local banks and the University of Wisconsin Board of Regents.
Southeast Cost Segregation, Tampa, FL (2008)
Southeast Cost Segregation specialized in income tax support by completing cost segregation studies. Randall was the principal and assisted clients in the process to identify personal property assets that often got buried or lumped together within the real property asset. As a cost segregation consultant he reclassified those assets to the shortest possible depreciable life to enable the real estate owner to maximize their tax depreciation deduction, thereby reducing current income tax obligations.
